Independent Building Inspections in Melbourne

Darbecca provides independent building inspections across Melbourne for new home construction.

We focus on delivering clear, structured reporting that supports better decisions during the build, not after completion.

Independent Building Inspectors for New Home Construction

Most building inspections are carried out at the end of construction.
By that point, many issues are already covered and harder to resolve.

Darbecca specialises in stage inspections during construction, where issues can be identified early and addressed with less disruption.

The value is in timing, not just the inspection. Our independent building inspectors provide structured inspections across every critical stage of the build process.

Why Stage Inspections Matter

  • Slabs are poured and cannot be rechecked
  • Frames are lined and structural elements are concealed
  • Waterproofing is covered and no longer visible

If issues are missed at these stages, they become more expensive and difficult to resolve later.

Our independent building inspectors operate under strict internal inspection and reporting systems developed through years of residential construction experience.

Frequently Asked Questions Victoria

DB-U 65968 Open Builders License

What is a building stage inspection?

A building stage inspection is carried out during construction before work is covered by the next stage. This allows issues to be identified while they are still visible and easier to address.

When should I book a building inspection?

Inspections should be booked before each construction stage is completed. Once stages are covered, visibility is reduced and inspection opportunities may be lost.

What documents do you require to conduct my inspections?

Depending on which stages of inspection you require, we require a PDF copy of the following documents prior to your first inspection:

  • Soil report
  • Slab Engineering
  • Stamped and approved building plans
  • Frame engineering, including prefabrication documents if applicable
  • Truss layout plan
  • Articulation layout plan

All of these documents can be obtained directly from your builder.

Do I need an independent building inspector?

An independent building inspector provides an additional level of visibility during construction. The purpose is to provide clear, practical reporting while the build is still active.

What stages should be inspected during a new home build?

 Common inspection stages include:
  • pre-pour / slab
  • frame
  • waterproofing
  • pre-plaster
  • fixing
  • PCI / handover

The appropriate stages may vary depending on the build and construction method.

What is a PCI or handover inspection?

A PCI (Practical Completion Inspection), also known as a handover inspection, is conducted before settlement or final handover to identify visible defects, incomplete works, and workmanship issues.

Are your inspections disruptive to builders?

 No.

Our inspections are conducted professionally and efficiently, with a focus on supporting clear communication and practical outcomes throughout construction.

We work within the build process, not against it.

How quickly are reports delivered?

Most reports are delivered on the same day as the inspection while the construction stage remains active.

This helps support timely communication and decision-making during the build.
