We also recommend advising your builder early that you intend to engage independent stage inspections throughout the build process.


How do I avoid missing my pre-pour slab inspection?

Pre-pour inspections should be scheduled before the concrete pour is confirmed.

To help avoid missing the inspection stage, we recommend:

  • providing engineering and approved plans early
  • supplying site supervisor contact details
  • notifying our office once plumbing rough-ins become visible onsite

Early booking helps ensure the inspection can occur before the slab is poured.


How quickly are reports delivered?

Most reports are delivered on the same day as the inspection while the construction stage remains active.

This supports timely communication and decision-making during the build process.


Builder & Site Access Questions


Can I attend the inspection?

Yes. Clients are welcome to attend inspections, subject to site safety requirements and builder access conditions.

For some stages, including pre-pour inspections, access limitations may apply due to safety requirements.


Does the builder need to attend the inspection?

No. In most cases, suitable site access is all that is required at the time of inspection.

Access arrangements are generally coordinated directly with the builder or site supervisor.


Can Darbecca coordinate inspections with my builder?

Where appropriate, we are happy to coordinate inspection timing directly with the builder or site supervisor.

However, all contractual instructions and approvals remain the responsibility of the homeowner as the contract holder.


Are your inspections disruptive to builders?

No.

What is a performance solution?

A performance solution is an alternative construction method or design approach that differs from standard deemed-to-satisfy provisions under the National Construction Code.

Performance solutions may be acceptable where they satisfy relevant performance requirements and receive appropriate approval through the building approval process.


What happens if defects are identified?

All findings are documented clearly and referenced where applicable.

Clients can then discuss the identified items directly with their builder to determine appropriate next steps.

We are unable to provide definitive comments on photographs supplied by third parties.

Where confirmation of rectification is required, we recommend a re-inspection so the work can be visually assessed directly onsite.
