Handover Inspection

The Final Inspection represents the culmination of the construction process. Darbecca�s role at this stage is to ensure that the building is fully compliant with all relevant Australian Standards and the NCC, and that all systems function as intended before handover to the client.

We begin by inspecting the roofing system, ensuring that roof systems have been correctly installed and meet the standards outlined in AS 3500 (Plumbing and Drainage) and the NCC for drainage. We also check that flashing and other roofing components are properly sealed to prevent leaks and ensure the structure�s weatherproofing.

At the same time, we conduct a thorough inspection of all external cladding, including foam, aerated concrete, James Hardie, and masonry work. We ensure brickwork meets the standards set out in AS 4773. This includes checking the alignment, mortar application, and structural integrity of the brickwork or blockwork. For timber or steel-framed buildings, we ensure that the framing complies with all relevant structural standards, including AS 1684.2 (Timber Framing) and AS 4440 (Steel Framing).

In addition to structural inspections, Darbecca also assesses the interior finishes of the building. This includes reviewing the quality of painting, tiling, grout, carpet, cabinetry, and benchtops�ensuring that all surfaces are properly coated and finished to industry standards. We verify that floor finishes (such as ceramic tiles) are installed correctly, with attention to both aesthetic quality and functional performance.

Finally, we ensure that NCC energy efficiency requirements are met, including the proper installation of insulation and the correct sealing of doors and windows to minimise energy loss and improve occupant comfort.

Post-Maintenance Inspections

After the construction is complete and the building is handed over, Darbecca performs Post-Maintenance Inspections to identify any issues that may arise during the warranty period. This includes monitoring for minor settling, cracking, or other potential defects that could emerge as the building settles and adjusts over time. Our role is to ensure that the building remains in good condition, with any necessary repairs addressed promptly and efficiently.
